THE SWEETIE Shop in Girvan could be transformed into two separate retail units.

The Category C listed building is on Dalrymple Street and located within Girvan Conservation Area.

Planning permission has been sought for the subdivision of the retail unit to form two separate rooms. 

This is to be achieved through the formation of a separating wall.
This application requires to be reported to the council’s Regulatory Panel and will be brought before the council on Wednesday, February 28.

The Scottish Planning Policy (SPP) states that proposals for development within conservation areas should preserve or enhance the character and appearance of the conservation area

The Historic Environment Scotland Policy Statement (published June 2016) outlines the commitment of Historic Environment Scotland to supporting the protection and management of Scotland’s rich and diverse historic environment in a sustainable way so that current and future generations can understand, appreciate and benefit from it. 

In terms of development within conservation areas, planning authorities are required to pay special attention to the desirability of preserving or enhancing the character and appearance of the area.

It is considered that the plans have a neutral impact on the character, appearance and setting of the listed building and the wider Girvan Conservation Area, and do not adversely affect the vitality or viability of Girvan town centre.

It is also considered that the operation of two retail units raises no planning issues in policy terms or in the operation of an additional retail unit at the property. 

Given the above, and having balanced the rights of the applicant against the general interest, it is recommended that the application be approved.

A decision will be made by the regulatory panel this week and the meeting will begin at 10am.
