Alfie Briggs has owned and operated the premises as Mayfair Amusement Arcade told the council in a planning application that over a period of five years he has seen a dramatic decline in income.
He fears the arcade will no longer be able to operate and in an attempt to stop the building from lying empty he is proposing to transform the building into two houses.
The houses would be formed within the constraints of the existing external envelope of the building which means there will be no changes to the roofs.
Large openings in the walls will be built up to form new window and door openings in locations to suit the layout of the new houses.
In addition it is proposed to form a small pend to allow for access to the rear courtyard which will become a shared open area for the occupants of the two new homes and contain bin storage areas.
It is also proposed that the new windows and doors will be white to match the existing windows to the flats over which are of a sash and case appearance.
The entrance doors and main living rooms will front Knockcushan Street with sleeping accommodation located to the rear or on the upper floor.
If the planning application is approved each house will have its own front door with direct entry from the footpath to Knockcushan Street. The site at 31-33 Knockcushan Street Girvan is unlisted property within a conservation area.
The two-storey building fronting Knockcushan Street has a pitched slated roof and the single storey Arcade area to the rear has a concrete flat roof. Above the Amusement Arcade there are existing flats which are occupied and owned by the applicant.
The application will be assessed by South Ayrshire Council and a decision made after the recess.
